Arbor Properties has a Service By Sundown response to any service request properly submitted by 4pm Monday - Friday. Any other request will be considered a next day priority. (Emergency Maintenance excluded)
Service by Sundown applies to all routine repair items.
On weekends, only emergency service requests are included.
Service requests must be submitted to the leasing office and are considered received when the request is entered into our work order system.
* Exceptions include:
- Cosmetic Finishes
- Damaged caused by the resident
- Fire/Flood
- Weather Related Damage
- Unusual or unforeseen structural items such as settling building, water leaks, plumbing repairs or roof repairs.
- Pest Control
- Maintenance needs that require warranty work
- Work requiring unusual or difficult to obtain parts

Arbor Properties accepts VISA, MASTERCARD, DISCOVER and AMERICAN EXPRESS credit/debit cards for the convenience of our residents. If you are out of town or can't get to the office, just call us and we will fax you a credit card authorization form for us to charge your rent to your card.*

I can't really pin down one employee in particular, but I have had ALL great experiences. If I need something done here, all I have to do is call or stop by the office once. Other complexes, I have had to call and call or get rude with them. Not with you guys. I am a single mother, so I have a few challenges. You guys make things a little easier on me. Even when I take my trash out, if one of the maintenance guys are near, they will help me. That is so great! I want to say thanks for the amazing service, kindness and professionalism that all of you display. Thank you and I(we) love our home. :-)

Arbor Place
I would like to extend an appreciation to one of the maintenance men here at Arbor Place. I have personnally seen Virgil go above and beyond his regular maintenance duties here. He has assisted me and my wife on many occasions, once when my wife fell here in the apartment, he came over in a flash and helped me pick her up and get her to a chair. I watched him change one of the elder ladies tires here on the property, he has even helped residents with garbage. He doesn't have to do all of this for the tenants, he just does them. In Appreciation.

Eagles Landing panama City
Bobby and I have lived here in Eagles Landing since August 2008. W love living here because: 1) We have quality housing at a reasonable price 2) It gives residents a chance to participate in different activities 3) The staff treats you like family 4) We love the same day service when we need maintenance. I love the beautiful lake here on the property. We love taking our granddaughters to feed the ducks!! :) Overall, we love living here at Eagles Landing and am proud to call it HOME!!!!!! :) Thanks for everything you do!!!!!

Eagles Landing panama City
There are many reasons my wife and I love it here, however, I will list only a few to keep this from becoming a book!
We have lived in many apartments in the last 30 years and one issue has always been a problem wherever we have lived. MAINTENANCE... Your service before sundown maintenance has made our life a lot easier and worry free.
The office personnel are "SECOND TO NONE" for customer service. We have always experienced a smiling face and kind greeting, each time we have been to the office for business or during social events. Very refreshing...
We have never lived anywhere that has so many social events for its esidents! This is a perk that leads to happiness and contentment. It makes us feel like a part of the Eagles Landing family. During the holiday my wife got up early every morning looking at the bingo numbers trying to beat other residents. In addition, your trivia questions were a lot of fun. Things like this ser Eagles Landing apart from other apartments. My granddaughters ages 3 and 7 have loved every event you have had. When they are happy, we are happy! The little things like this make a big difference on us renewing our lease in the future.
The value for the dollar is probably the most appealing reason to live here. They are the biggest apartments in the area, however, they don't have a big price! These are only a few reasons we love it here. Thanks to you all!

Eagles Landing Panama City
We moved to Panama City last year and chose Eagles Landing to be our home. At first we liked the location (close to work and Target!) and the price was right - one of the only places we found where the price was par for quality. A lot of less nice places carried a much heavier rent rate. Once we moved in, we were happy the apartment was so clean and didn't have to be re-cleaned before we moved our stuff in. The staff remembered us and stopped in to see how things were going, the maintenance men were quick professional and through. We love all of the community events and the amenities we have access to here and at the Enclave.
However, our reasons for loving living here have taken a big turn. We could out we were pregnant, decorated a nursery, made plans for a baby and brought a beautiful baby girl home here. This is her first ever home and long after we leave, Eagles Landing will always be a special place in our family!

Eagles Landing Panama City
We love living at Eagle's Landing. After several years of home ownership, it is nice to relax evenings and weekends without the projects, repairs, headaches, and cost inevitable to home owners. Our 3 bedroom is the size of a house and in some cases larger. We have only lived here a year and feel we made an excellent decision. Any time we have a problem, and they have been few, our maintenance team responds quickly and courteously. We enjoy the beautiful landscaping and love that we are not spending our weekends to maintain it. Our neighbors are nice, the pool and gym are clean and we love the "little extras" every month. That truly makes us a community. Secure, nice, economical... we could ramble on and on about how wonderful it is to live at Eagle's Landing but we will just say we are pampered (spoiled) and proud to call it home.

Eagles Landing Panama City
Living here reminds me what life is all about. I love taking RJ to visit Miss Dot who lives alone and enjoys our company so much. Her face lights up when see her. A new neighbor who was recently widowed told me she is so relieved when she sees my lights on, she knows I, just a few steps away if she needs me. Feeding and caring for the ducks makes me happy too ?. I feel happy, comfortable, and safe!!!

Eagles Landing Panama City
When I think about my past 7 months living here at Eagles Landing I think about how contented I have been. A person has to ask themselves, what makes a company great?
Is it the amenities? Pool, fireplaces, etc? Is it the environment? Safe, clean, landscaping? Is it the spacious floor plans? And updated apartments?
It is all of that but something even more. It comes down to the employees. A company will only succeed if its employees give 100%, and I have to say Eagles Landing has the best staff, they are always willing to help and are very creative, always thinking of ways to make the living here more pleasant. I do not want to forget about the maintenance crew. They are always on top of things and always resolve any problems right away. Close to shopping and restaurants and the beach, it provides an exciting environment, while being a peaceful oasis.
My experience here has been wonderful and I intend on staying.

Brian came to fix a water leak in the guest bathroom. While he was here my wife ask him to remove a door by the computer station. Brian did that with a smile on his face. HE SAID HE IS HERE TO SERVE US. The ENTIRE STAFF AT ARBOR VIEW GOES OUT OF THERE WAY TO MAKE YOU FEEL SPECIAL. YOU FEEL LIKE YOU ARE THE ONLY RESIDENT. THANK YOU STAFF AND MAINTEANCE FOR MAKING US FEEL AT HOME.

Above and beyond the call: a resident tripped on the walkway, lost his keys in the pond and without hesitation Brian took of his shoes and waded in and recovered the keys. He gets an "atta boy" and much thanks. A wonderful help and always a smile.

Azalea Place
I needed to move in on extremely short notice (2 days). Ashley worked late to show the apt to me and to answer all of my questions. Two days later, Ashley met me before normal business hours for the lease signing. I really appreciate all that she did to make my transition as smooth as possible.

Eagles Landing
I have been searching online for some time now for an apartment for my upcoming move from Canton, Ohio to Panama City. I have called and spent many hours in the last few weeks talking with property managers and I have to say that Fallen Thomas was very helpful. She was patient with me on the phone when I had questions and was very helpful when guiding me on safe areas in Panama city. I will be applying for residency tomorrow thanks to her helpful and great attitude of service! Thanks!

The wife and I would like to let you all know that last night the first annual shrimp festival at the pool was fantastic. So many people showed up and the pool was packed with the kids having a great time in the pool and the adults enjoying the entertainment. The food, drink and music was excellent. I never saw so many people having such a great experience. I made my through the crowd during the event and everybody had great things to say about the event. But many of us believe some recognition is due to some really great people that made this happen. Janelle Santinelli for the planning and organization that made this happen. Ronald Landy for the excellent music that was performed. Matt Forest, Travis Frost, Cane Sullenberger for all their hard work in preparing the pool to look extra nice and all the grounds looking sharp. To Crissy Hartfield, Stephanie Zeunges and all the Leasing staff included in promoting and working the event. All of you work as a great team. Believe me when I say this. This event took some hard work on behalf of dedicated people. Many of us laughed, smiled, danced, relaxed and really enjoyed what went on. Please forward this well deserved letter of thank you to your staff. It was a hot day and a lot of hard work on their behalf went into this. We have lived here many years and events like this just make this a fantastic place to live.

Biloxi
On 7/6 came promptly when a key would not work in lock in front door(lock tumbler's offset) and quickly switched out patio lock for front door lock so that I could leave with my apartment secured. He returned later that day and replaced the broken lock and did another minor maintenance repair. It was great customer service. Thanks.

David was so nice when he came to fix the shelves in my closet. He went over and beyond my expectations, calling me to the closet to get my opinion and to make sure that what he was doing was what I wanted. He got my closet shelves just right and now I can hang all of my clothes. David was and always is when I see him the on property very polite and friendly. I just wanted Arbor Properties to know how impressed my Husband and I were with David and the work he did to make our apartment more like our home.

Eagle's Landing
Jason is very meticulous when it comes to any job he is assigned. Whenever I put in a work order, I know that it was completely taken care of. He did an excellent job installing the microwave and helping me when the refrigerator stopped working in the middle of the night. Whenever you see him on the property, he incessantly asks if everything is fine with the apartment. You can tell that he really means it and that he isn't just trying to make small talk. I appreciate that.

Andrea went above and beyond to help my husband I find the apartment that is right for us. She went beyond working for a commission. She made us feel as though she took a vested interest in my family and their well-being. Andrea was very knowledgeable and polite. Andrea made the apartment hunt not seem daunting.

The Enclave
I experienced a problem with the heat/thermostat Tuesday night. When I arrived at work Wednesday I called The Enclave office and reported the problem. Not only was the problem resolved immediately (as always), but Mark left a note explaining what had happened, and how to ensure it wouldn't happen again. I have found the maintenance staff at The Enclave (Mark in particular) most efficient, knowledgeable, and friendly. The office staff continues to provide quality service in a friendly manner and facilitates quick response to any problems.

I TOLD ASHLEY THAT I NEEDED DRIP TRAYS FOR MY STOVE AND A FLAPPER VALVE FOR MY TOILET. IN LESS THAN 30 MINUTES SHE FOLLOWED UP WITH ME ON THE SITUATION TO INFORM MR THAT IS WAS GIVEN TO THE MAINTANCE DEPARTMENT AND THEY WOULD GET RIGHT ON IT. LESS THAN AN HOUR LATER, CAIN (SUPERVISOR MAINTANANCE) TRACKED ME DOWN AT THE POOL AND SAID HE WOULD HAVE THE DRIP TRAYS VERY SHORTLY AND SAID HE WAS TEMPORARILY OUT OF FLAPPER VALVES. NO MORE THEN AN HOUR LATER, HE TRACKED ME DOWN AGAIN AND SAID THAT HE WENT TO THE STORE TO GET A FLAPPER VALVE. BOTH DRIP TRAYS AND FLAPPER VALVE BECAME A COMPLETED JOB IN LESS THAN 3 HOURS. WHAT A FANTASTIC JOB AND GREAT SERVICE. MT HATS FOR THE ARBOR STATION CREW AND MANAGMENT FOR A WELL ORGANIZED TASK AND A GREAT JOB.
